This week Tim and I sat down with Hattie Jo Holm, better known around the Twin Cities investing community as Hard Money Hattie. Hattie is one of the busiest hard money lenders in Minnesota and now works with Renovo Financial. She finances a ton of local flips, new builds, and investment properties which means she gets to see what’s actually happening in the market from a pretty unique perspective. We talk about how the flipping business has changed in 2026, where investors are still making money, where they’re getting into trouble, and what she’s seeing from the people doing the most deals.
We also get into some pretty wild projects, including multimillion-dollar condo flips, some enormous wins, and a few absolute disasters. Hattie shares stories from both ends of the spectrum, along with what successful flippers are doing differently in this market and some mistakes she’d encourage investors to avoid. There’s a lot of good information in this one, but it’s also just a fun conversation with someone who knows pretty much everyone in the local flipping business.
